Our Process
Every home begins with listening—to how you live, how you host, and what you want to feel when you arrive home. Our Design process brings those details together through thoughtful planning, creative exploration and meticulous attention to detail.
From the first sketch through approvals and construction, we guide each stage with clarity and care, working closely with consultants and builders to protect the design intent. Our aim is for the experience of creating your home to feel as considered as the home itself.
Pre-Design
We begin with your vision. Our questionnaire helps us understand your lifestyle, priorities and preferred design style, establishing a clear foundation for your home.
We review the property and applicable zoning by-laws to identify opportunities, constraints and the approvals your project may need, including minor variances, tree permits or conservation and ravine approvals, depending on the site.

Exceptional homes begin with an understanding of the people who live in them. We shape each layout around your routines, priorities and the way you entertain, considering how rooms connect, furniture placement, storage and natural light. Every space has a purpose.
Our design knowledge informs the home from the outset, even when full Interior Design services are not part of the scope. We explore floor plans and exterior concepts with you, refining a home that feels intuitively yours.

Design Development
With the concept agreed, we refine the plans and exterior design around your feedback. Photorealistic renderings help you see the home from the front and rear.
We bring the overall layout and the smallest details into one considered design, exploring proportions, materials, colours, lighting and landscape relationships before preparing the next set of drawings.
Design Development
Zoning Drawings
We develop the drawings needed to review the proposal against applicable zoning requirements. Building Information Modelling (BIM) helps us coordinate the plans, elevations and building dimensions within a shared three-dimensional model.
This work supports the zoning review and helps identify any minor variances that may be required.

Adjustment
If your proposal requires minor variances, we prepare the supporting drawings and justification, coordinate the application and represent the project at the Committee of Adjustment hearing.
We respond to comments from municipal staff and other reviewing agencies as the application progresses. This stage applies only where required; approvals remain subject to the municipal review process.

Technical Drawings &
Permit Documents
We develop the approved design into detailed architectural drawings for permit review and construction. These include dimensioned floor plans, elevations, sections and the details needed to communicate the design.
We coordinate with the project’s structural, mechanical and other consultants to bring the required documents together, giving the contractor and trades a clear basis for their work.

During Construction
As your home takes shape, we help clarify design details and address questions from the construction team to maintain the design intent.
Our involvement is tailored to the agreed scope, from general design advice and review to more extensive site review and contract administration. Site visits and material consultations are provided as included in your project scope.
